Residential Conveyancing Fees

The following fees will cover the work required in respect of the sale of your property to include the repayment of your mortgage, if you have one:

Conveyancers’ fees and disbursements

Legal fees for freehold properties
Our fees are based on the sale price of a property and are as follows:

  • Property value up to £250,000 – our fee £895.00 plus VAT
  • Property value £250,001 to £500,000 – our fee £995.00 to £1,295.00 plus VAT
  • Property value £500,001 to £750,000 – our fee £1,500.00 to £1,750.00 plus VAT
  • Property value over £750,000 – Please contact us for more information.

Leasehold property
We charge an additional £200 to £300 in the sale of a leasehold property owing to the additional work involved.

There is also likely to be fees payable to the freeholder or management company for additional information that will be required by the buyer’s solicitor. These fees will be set by the freeholder, management company or managing agents.

Electronic bank transfer fee
There is a charge of £40 plus VAT for each bank transfer we are required to make electronically to repay mortgage/s.

Land Registry title documentation
These are obtained from the Land Registry as part of the contract paperwork. Each document usually costs £3 plus VAT, and there are usually 2 or 3 documents to download. These fees can be found on the Land Registry website. Please look at www.gov.uk/guidance/hm-land-registry-registration-services-fees

VAT is payable at 20% where required.

There may be other disbursements or costs which are not shown here as your specific matter may require.

All Estimates are based on a single title, registered property and may be subject to variation, particularly where non-standard or unexpected factors arise, including but not limited to where:

  • there is more than one title or legal charge;
  • the property has a private drainage system, private water supply or solar panels;
  • the property is a Listed Building or an unregistered property;
  • the property is subject to environmental factors such as contaminated land or other complex search results;
  • the property is subject to a restriction or special condition requiring consent from a third party;
  • the property is a freehold property with an estate rent charge;
  • the property is a leasehold property with a share of the freehold;
  • the parties require or the property is subject to a declaration of trust; or
  • the property is subject to existing tenancy.

The following fees will cover all the work required in respect of your purchase to include a Stamp Duty Land Tax Return and registration to the Land Registry.

Leasehold property ​
We charge an additional £300 to £500 for a leasehold property as considerably more work is involved.

Leasehold properties are also often subject to a number of additional fees and costs payable to the freeholder – these fees will be set by the freeholder, management company or managing agents.

Search fees
These usually cost around £300 in total although this will depend on which Local Authority area the property comes under and whether there are any specialist searches required.

Online identification/source of funds evidence fees
If you choose to provide evidence of your ID and source of funds online rather than by visiting the office, full details of costs will be provided to you on application.

Stamp Duty Land Tax
This depends on the purchase price of a property, whether you have purchased property before and whether you will be owning more than one property on completion of your purchase. You can calculate the amount you will need to pay by going on to the HMRC website for which the link is www.tax.service.gov.uk/calculate-stamp-duty-land-tax/#/intro or we will calculate the figure for you on application.

HM Land Registry fees (to register your ownership of the property after completion)
These fees can be found on the Land Registry website. Please look at www.gov.uk.guidance/hm-land-registry-registration-services-fees. The fees are usually between £95 and £270 and are not subject to VAT.

VAT is payable at 20% where required.
